Sales Price: $2,000,000

Problem: Seller wanted $2 million for their equestrian estate property, which included a 4,000 square foot home that needed a lot of updating.   The grounds were very beautiful but the home was small square footage for the price point and some key spaces needed significant improvements.

Plan: Our team put together a detailed plan to make targeted improvements to the home that would  provide the greatest financial return on investment including a major overhaul of the master bath.  We implemented the plan by sourcing materials including lighting, tile, and counter tops, selecting vendors and helping sequence the work to meet the marketing timeline that would yield the highest dollar.

Results: The property sold in 19 days for a sales price of $2 million.

Sales Price: $710,000

Under Contract in 1 day

Sold for $21,000 OVER list price

Problem: Sellers needed a quick sale in 30 days or less, and a sales price of $685,000 which was top dollar for the market.  The interior had not been updated since the purchased the home and needed a "refresh".    

Plan:  Our team implemented updates that were economical but very impactful visually including painting cabinets, new subway backsplash and bringing in more current lighting.  We completed the improvements and staging in under ten days.

Result: This home was under contract in one day with multiple offers. It sold for $710,000 - $21,000 more than list price.

Sales Price: $950,000

Sold for List Price!

Problem: Sellers wanted a sales price of $950,000 with a very specific sales timeline.   The home had a lot of square footage but felt dated and was in need of a refresh.  Most of the spaces in the home needed updating but Sellers had set a budget of $20,000 or less for improvements and upgrades.  The market value of the home without updates was around $850,000.

Plan:  Our team focused on key areas of the home including the great room and kitchen to give the property a more current look and feel that would connect with buyers.  We updated the lighting throughout, refinished the hardwood floors, painted the entire interior of the home.  The most impactful changes were painting the dark cabinets in both the great room and the kitchen.  We also staged the home to give it a more current and upscale look.

Result: The home was under contract in five days, and sold for list price at $950,000.

Sales Price: $700,000

Sold for $15,000 OVER List Price!

Problem: Seller had already moved and wanted to sell the home quickly.  The floors had been damaged by a pet, the furnishings had been moved out and the Sellers wanted a price of at least $685,000 which was significantly higher than any other sale in the community.  The market value of the home was around $630,000 without updates.  Seller had a budget of under $15,000 which also included repairs.

Plan:  Our team made cost effective changes to key areas of the property that gave the home an upgraded feel including new lighting, backsplash and flooring.   We finished the look with contemporary furnishings to give the home a truly upscale feel.

 

Result: The home was under contract in seven days and sold for $700,000 and $15,000 OVER list price and $70,000 more than the highest last sale in the neighborhood.

Sales Price: $702,000

Sold for OVER original list price by another firm!

Problem: After 192 days on the market with another firm, sellers were not successful in selling their home.  The dark cabinets and wallpaper made the home feel dated and dark.  The market value of the home was around $650,000 without updates.

Plan:  We implemented a plan which included painting the kitchen cabinets, adding a new backsplash using more a more current tile, removing the wallpaper and painting with the walls with a more current color.  Sellers spent under $10,ooo for these upgrades.   We also restyled the Sellers furniture and brought in some accessories to make the home more visually appealing to Buyers.

Result: We relisted the home for sold it for $702,000 in 15 days.

1005 SEMINOLE DRIVE

Sales Price: $700,000

Under contract in 4 Days!

Sold for $11,000 OVER list price!

Goal: Seller wanted to get their home sold in under 30 days.  They were concerned because a lot of homes in their development that had sold had tolled many months on the market.  The home lacked an office and was smaller square footage than most in the community.  It has had a very sloped backyard so getting the interior right was key to a successful sale.

Plan:  We put together a plan that included refreshing some targeted areas as well as making the floor plan more functional.   In lieu of showing the home with an obsolete living room, we repurposed this formal room to a functional study by closing in an opening from the family room.  The space was finished off with elegant window treatments and staged with furniture that created a warm visually attractive appearance.  We also updated the kitchen by adding a new backsplash and painting the cabinets.  

Result:   Home was under contract in four days and sold for $11,000 OVER list price at $700,000.

9104 Kingsmead Lane

Sales Price: $968,000

Under Contract in 13 days!

Goal: This home was previously listed for 147 days with another firm, with a final list price of $940,000.  The home needed significant updates but also had a challenging location next to a busy road.  Additionally, a garage addition and created a view of a brick wall in the kitchen which was a big deterrent to sale   After not receiving any offers, Sellers wanted a new strategy to get their home sold. 

Plan:  Our team focused on making key areas more appealing with updates and better design.  To detract from the view of the brick wall in the kitchen, we removed a cabinet and added a window that provided a great view of the backyard pool.  It also served to brighten up the kitchen significantly.  The cost of that change was under $5,000 but had a huge impact on the appeal of the kitchen.  To save money, we recommended against painting the cabinets and instead added a plaster application to the hood to make it more of a focal point and bring more of an updated look to the space.  We also added a new backsplash and lighting.  

Result: We relisted the home and had it under contract in 13 days. The home sold for $968,000.

Goal: Sellers wanted $515,000 for their home and a quick sale.

Result: Our team used sellers' furnishings and new items to make the home more visually attractive. Home went under contract in three days with multiple offers, and sold for $530,000 and $15,000 OVER list price!

Problem: Seller wanted to sell their home for over $500,000 but lack of updates and overall poor condition of home put the value under $450,000.   They had a budget of $30,000 for improvements but that also included money for repairs and the home had over 30 years of deferred maintenance.

 

Plan: We recommended strategic updates to the flooring, lighting and wall finishes (paint plus wallpaper removal and overall drywall repair).  We also asked the Seller to get a pre-inspection done so as to understand the full scope of repairs needed and to prioritize those repairs.  Based on the pre-inspection, we were able to accurately budget the right amount for repairs (more than half of Sellers budget) so to make sure Seller wasn't over extended. 

Result: Our team made strategic updates to the home as well as coordinated completion of much needed repairs within a six week period.  The home went under contract in three days with multiple offers, and sold for $550,000 which was $21,000 OVER list price!

Goal: Home had been on the market with four different firms over a three year period of time with no sale. Seller needed a different solution to get the home sold.  It was a challenging home because

Problem: The home had been on the market with another firm for over six months with no success. Seller had already moved and needed the home sold.  The home felt dated and was at the top end for price in the community.  

Plan:  We recommended strategic updates as well as staging to make the home feel more current and give it better visual appeal.  Lightening up heavy cabinetry throughout the home was key as well as bringing in more upscale furnishing.

Result: Our team completed updates and staging in under 3 weeks and the home sold as planned in 45 days.

Goal: Sellers had health problems that necessitated limited showings and a quick sale.  The home had great "bones" but needed more current finishes as well as furnishings to get them the best return. 

Plan:  We recommended styling the home to showcase the beautiful moldings and Southern architectural style while keeping a lot of the Sellers belongings in order to keep the home familiar to the them.     

Result:  Our team took a week to get the home restyled and updated.  We edited out furniture that didn't add to the room and rearranged rooms to make them more aesthetically pleasing. We also had Sellers paint some rooms and remove wallpaper to make the home more neutral.  We changed out some lighting that was too overbearing in order to showcase the true appeal of the home which was the construction.  We sold the home in four days for $21,000 over list price!

Goal: Sellers had been on the market for six months with another firm with no offers. They were looking for a different solution to market their home besides dropping the price.

Plan:  We suggested staging the home to make the floor plan appear more current.   The home didn't have an office and there were spaces that felt "too formal".  We also recommended some very well priced "updates" to the kitchen.  

Result:  Our team made the changes with very little impact to the Sellers and it sold shortly after.  The Sellers lets us know that what they appreciated the most was the office we created for them in a space they never contemplated using as an office.
